North Shore West Shore Key Market Highlights

  • Median Sales Price: Settling at $1.13 million, the median sales price reflects a 6% decrease from Q3 2023, indicating a modest adjustment across the market. Over five years, prices have generally trended upward, with a high of $1.2 million reached by Q3 2024.
  • Average Days on Market (ADOM): Homes averaged 54 days on the market this quarter, marking an 86% increase from Q3 2023. This trend suggests that buyers are taking longer to make purchasing decisions.
  • Closed Sales: A total of 92 single-family homes were sold in Q3 2024, down 4% from Q3 2023, showing steady but slightly slower activity. Breaking down sales by price:
    • Under $500k: 36%
    • $500k – $1m: 42%
    • $1m – $2m: 22%
    • Over $2m: Remaining percentage (luxury market).
  • Inventory and New Listings: The quarter closed with 108 properties on the market and 106 new listings, representing a 24% drop in new listings compared to Q3 2023. Currently, there’s a 3.5-month supply of inventory, offering a balanced range for potential buyers.
