Big Sales. Selective Demand.
October delivered a $19 million lakefront closing, a $6.425 million one-bedroom in Martis Camp, and Northstar homes selling in days.
Meanwhile, 40 private golf properties were on the market, with just three October closings, and resort condos struggled to find buyers.
The money is there. The urgency? Highly selective.
Here’s where the market actually moved.
Lake Tahoe Lakefront Real Estate | The Big Checks Cleared East
Active: 13 | $3.6M–$47.5M
Under Contract: 5 | $2.475M–$12.25M
October Sales: 6 | $3.5M–$19M
Median Sale Price: $5.275M
Median Days on Market: 176 active | 235 sold
Nevada’s East Shore took the October spotlight with closings reported at $19 million and $18 million. The $19 million Glenbrook estate had been on the market for 356 days under its final listing, closing roughly 21% below its last asking price.
Meanwhile, a $10.6 million Carnelian Bay lakefront went contingent in nine days.
The lesson? The waterfront market isn’t short of buyers with substantial means. But even at this altitude, the price tag still needs to make sense.
Truckee Gated Golf Communities & Private Clubs | Forty Doors. Three Keys.
Active: 40 | $1.25M–$22M
Under Contract: 5 | $1.775M–$12.65M
October Sales: 3 | $3.8M–$6.425M
Median Sale Price: $4.65M
Median Days on Market: 121.5 active | 54 sold
At Martis Camp, a one-bedroom, 1,138-square-foot home on 1.4 acres sold for $6.425 million. That’s roughly $5,646 per square foot. Apparently, the other bedrooms are optional when the acreage and address are the main attraction.
Meanwhile, an older Lahontan home closed at $640 per square foot against a median asking price of $955 per square foot for older listings.
The gate may be exclusive. The laws of supply and demand are apparently still allowed inside.
Northstar, Olympic Valley & Alpine Meadows Real Estate | The Mountain Has Two Prices
Active: 87 | $295K–$7.95M
Under Contract: 12 | $279K–$2.645M
October Sales: 8 | $205K–$3.5M
Median Sale Price: $1.90M
Median Days on Market: 68 active | 46 sold
Northstar single-family homes sold in four to 14 days, remarkably consistent at $761–$780 per square foot.
Olympic Valley was less predictable. A home in Forest Glen took 368 days to sell, while the broader resort market included 64 active condos against just four October condo sales.
At Everline, a 374-square-foot studio closed at $205,000, while similarly sized units were asking $325,000 and $365,000.
Two world-class ski destinations, two very different pricing conversations. The mountain may be the attraction, but buyers are still checking the arithmetic.
Tahoe & Truckee Single-Family Home Market | The $2 Million Speed Bump
Active: 170 | $325K–$7.25M
Under Contract: 58 | $310K–$3.995M
October Sales: 74 | $389K–$6M
Median Sale Price: $1.29M
Median Days on Market: 70 active | approximately 24 sold
October delivered 74 closings, with Tahoe Donner accounting for 20.
Between $1.5 million and $2 million, 17 homes sold against 19 active listings. Move up to $2 million–$3 million, and sales dropped to six against 22 available homes.
The $2 million mark isn’t a brick wall, but buyers do seem to slow down long enough to read the price tag.
Lake Tahoe Condominiums & Townhomes | The Quiet Achievers
Active: 66 | $199K–$3.395M
Under Contract: 12 | $205K–$3.85M
October Sales: 8 | $475K–$2M
Median Sale Price: $622K
Median Days on Market: 96.5 active | 35.5 sold
Away from the ski resorts and private golf clubs, the condo market found its footing.
Kingswood Village, Villas, and The Boulders each recorded a closing in 16 days or less, while the broader category posted a median of just 35.5 days for sold properties.
With 66 listings competing for buyers and only eight October closings, there’s still plenty of inventory. But the properties that sold weren’t lingering.
Not everything in Tahoe needs a concierge and a heated boot locker to find a buyer.
Editor’s Margin | Five October Numbers Worth a Second Look
$6.425 Million | One Bedroom
A 1,138-square-foot home at Martis Camp. At roughly $5,646 per square foot, apparently the acreage gets the bigger bedroom.
21% Below Asking
The $19 million Glenbrook lakefront closing followed 356 days on its final listing. Even extraordinary properties occasionally meet ordinary mathematics.
64 Resort Condos | Four Sales
Northstar, Olympic Valley, and Alpine Meadows combined. Plenty of inventory heading into ski season. Not quite the same abundance of buyers.
17 Sales | 19 Active
Tahoe Sierra homes priced between $1.5 million and $2 million. A considerably livelier conversation than the $2 million–$3 million bracket, where six sold against 22 active.
35.5 Days
Median time on market for sold non-resort, non-golf condos. The less glamorous end of the condo market was quietly getting things done.
What October’s Lake Tahoe Real Estate Market Means for Buyers and Sellers
October wasn’t a market where everything moved together.
Exceptional lakefront properties commanded extraordinary prices. Well-positioned Northstar homes found buyers quickly. Meanwhile, private golf communities and resort condominiums faced more selective demand.
For sellers, the lesson is clear: a remarkable property still needs a price buyers can justify.
For buyers, the opportunities aren’t necessarily where prices are lowest. They’re where asking prices, condition, location and actual market activity have fallen out of alignment.
The money is there. The enthusiasm is selective.
