The Market Tahoe Market Reveals Itself When Nobody’s Looking

The lifts stopped turning. The tourists went home. The lake disappeared into a fog bank. And somehow, that’s when the most interesting things happened.

Because May isn’t really spring in Tahoe. It’s the pause between stories. The month when buyers stop talking about what they’re going to do and start doing it.

This year, Truckee moved first. The lake took a little longer. But beneath the gray, something was happening.

Lakefront: Still in the Fog

  • Active: 21 | $3.345M – $47.5M
  • Sold: 4 | $8.1M – $36.775M
  • Pending: 3

Four sales. More than $74 million traded.

Including:

  • $36.775M in Glenbrook
  • $19.65M in Brockway Springs
  • $10.4M in Zephyr Cove
  • $8.1M in Glenbrook

Three more lakefront properties moved into contract, including a $10.5M Homewood property that found a buyer in just six days.

The fog stayed. The buyers moved anyway.

Gated Golf: Finding the Sun

  • Active: 30 | $3.2M – $16.9M
  • Sold: 4 | $3.807M – $8.2M
  • Median DOM: 74
  • Pending: 3

Four sales. Two of them: zero days.

Martis Camp kept doing Martis Camp things, with pending sales at $8.995M and $10.995M.

The more interesting story was a Lahontan homesite that went pending after 306 days.

That’s not buying a house. That’s committing to build one.

Insider Tip: The gap between list and close still tells the truth. But a lot sale after 306 days tells a different story entirely.

Ski Resort: Mud on the Boots

  • Active: 8 | $2.175M – $6.495M
  • Sold: 2 | $980K – $1.475M
  • Pending: 3

Two sales. Both Alpine Meadows.

Olympic Valley stayed quiet. Three more properties moved into contract, two of them in just three to five days.

The post-season buyer still exists. They’re just quieter about it.

Insider Tip: If a ski property depends on ski season to feel compelling, mud season is its honest mirror. The ones that trade anyway have something beyond the snow.

Condos: Clearing in Spots

  • Active: Approximately 95 | $269K – $10.995M
  • Sold/Pending/Closed: 23
  • Median DOM: Approximately 25

Twenty-three transactions. That’s active.

Fleur du Lac moved in three days. Schaffer’s Mill moved in seven.

Northstar barely showed up. Silence is its own statistic.

Insider Tip: Schaffer’s Mill’s Placer County location isn’t an accident of geography. For buyers seeking short-term rental flexibility, it keeps being the answer.

Single Family: Full Sun in Truckee

  • Active: Approximately 200 | $398K – $22M
  • Sold: 66 | $330K – $5.975M
  • Median DOM: Approximately 20 Days

Sixty-six sales. Median twenty days.

Truckee carried the month. Tahoe Donner kept performing. New construction moved. Prosser moved.

The lake communities moved too.Just not as fast.

Insider Tip: Tahoe Donner has been the most consistent story in this market for twelve months running. When a neighborhood performs across every price point and every season, that’s not momentum. That’s a market working properly.

The fog eventually burns off.

It always does.

What May revealed is that some parts of the market never stopped moving in the first place.

Truckee didn’t wait. Tahoe Donner didn’t wait. Martis Camp didn’t wait.

And a surprising amount of activity on the Nevada shore happened before most buyers even knew it existed.

The summer crowd is arriving now. They’ll inherit a market that’s already been choosing its winners. Mud season ends.

The opportunities usually end with it.
