Split the lake in half and you get two different markets.
Under $12M, buyers are still moving. South Shore Drive on Donner Lake was closed twice. Homewood went pending in six days. An Incline Village lakefront traded at full asking price before most buyers knew it existed.
Above $20M, the pace changes dramatically. Inventory stretches into months, sometimes years. Shakespeare Ranch arrived at $125M, resetting the ceiling without changing the story.
