The Tahoe Edit ~ Summer Hours

Every market creates its own schedule.

Summer doesn’t create the market. It reveals how it moves.
The docks fill. Inventory grows. Buyers have choices.

Summer doesn’t speed up every segment equally. Some markets open early. Others arrive fashionably late. The result isn’t one Tahoe market. It’s several, each keeping its own schedule.

One region. Different summer hours.

LAKEFRONT

Running Late
Active 25 | Range: $3M – $125M
Median DOM (top tier): approaching or exceeding a year
Sold 5 | $3.1M–$13.8M

Twenty-five lakefront listings.
Split the lake in half and you get two different markets.

Under $12M, buyers are still moving. South Shore Drive on Donner Lake was closed twice. Homewood went pending in six days. An Incline Village lakefront traded at full asking price before most buyers knew it existed.

Above $20M, the pace changes dramatically. Inventory stretches into months, sometimes years. Shakespeare Ranch arrived at $125M, resetting the ceiling without changing the story.

Five sales closed in June, topping out at $13.8M.
The active market tops out at $125M.

GATED GOLF

Keeping Pace
Active 43 | Range: $3.325M–$22M
Median DOM (actives): 41 days
Sold 4 | $2.75M–$10.25M
Pending/CC: 8

Three communities. Three personalities.

Martis Camp continues to move. Four pending transactions came together in 1, 7, 8, and 12 days, while two new trophy listings arrived above $21M. Buyers are still showing up for exceptional product.

Lahontan tells a different story. More inventory. Wider price range. Longer market times. It’s where buyers take their time.

Schaffer’s Mill remains the new-construction machine, delivering consistent product to a buyer who knows exactly what they’re looking for.

SKI RESORT

Changing Gears
Active 24 | Range: $1.07M–$7.95M
Median DOM (actives): 49 days
Sold 3 | $1.5M–$2.4M
Pending/CC: 6

One mountain. Two speeds.
Every June sale closed below $2.5M. One sold in zero days. Another went from list to close in just three days.

Above that, the runway gets longer. Northstar carries the deepest active inventory, while Olympic Valley continues to show the widest spread in condition, pricing, and market time.

The mountain hasn’t changed. Buyer behavior has.

SINGLE FAMILY

Ahead of Schedule
Active 209 | Range: $325K–$6.9M
Median DOM (actives): 42 days
Sold 62 | $625K–$2.965M | Median DOM: 9 days | Avg sold/ask: 100.7%
Pending/CC: 73 | $395K–$4.795M | Median DOM: 18 days

This is where the market clears.
Sixty-two closings.
Nine-day median market time.
More than a third of all sales closed over asking.
Tahoe Donner continues to carry the market with 43 active listings, 22 pending, and 17 sold. No other neighborhood comes close to that level of activity.

Truckee wasn’t waiting for summer. It was already open.

CONDOS

Finding Their Rhythm
Active 95 (+5 coming soon) | Range: $699K–$10.995M
Median DOM (actives): 57 days
Sold 23 | $345K–$6.15M | Median DOM: 17 days | Avg sold/ask: 98.8% | Over-ask: 5/23
Pending/CC: 23 | $325K–$3.985M | Median DOM: 47 days

The condo market is finding its rhythm.

Fleur DuLac delivered a $6.15M trophy sale in just three days, while 23 properties closed across a wide range of prices and locations.

As always, condos aren’t one market. Luxury lakefront, ski villages, golf communities, and neighborhood developments each move to their own pace.

The headline numbers suggest moderation.
The activity tells a more balanced story.
